New York Firm Pays $23M for 3 Germantown Hotels

AR Global Investments, a New York-based asset management firm, has purchased a trio of Germantown hotels for a combined $23 million from Austin, Texas-based Summit Hotel Properties, according to three warranty deeds filed with the Shelby County Register of Deeds on April 28. In the most expensive of the three acquisitions, AR Global, doing business as HIT SMT CY Owner, paid $10.7 million for the 90-room Courtyard by Marriott at 7750 Wolf River Blvd. in Germantown. The hotel, which was built in 1997, sits on 2.7 acres on the north side of Wolf River Boulevard east of Germantown Road, and the Shelby County Assessor's 2017 appraisal is $5.2 million.

Germantown city and school system leaders made Shelby County Schools an offer Tuesday, May 2, of $25 million for Germantown Elementary, Middle and High Schools - the school known as the "three Gs" that remained part of SCS in the 2014 demerger of public education in Shelby County. Germantown Mayor Mike Palazzolo, City administrator Patrick Lawton, Germantown Municipal School District superintendent Jason Manuel and Germantown school board chairwoman Linda Fisher made the offer during ongoing talks Tuesday with SCS officials about cooperation between the two systems.

Hospitality Investors Trust Inc has refinanced two loans and, simultaneously, completed the acquisition of seven hotels pursuant to its previously announced purchase agreement with Summit Hotel Properties Inc. The new loans, which total approximately $1.225 billion, each carry a two-year initial term with three one-year extension options subject to conditions, and consist of a mortgage loan and related mezzanine loans with an aggregate principal balance of $915.0 million, which are collateralized by 87 of Hospitality Investors Trust's hotel properties; and a term loan with a principal balance of $310.0 million, which is collateralized by 28 of the the REIT's hotel properties.
